A new scheme could allow tenants to split annual rent into payments over up to 12 months, while landlords receive the full rent upfront.
Dubai is preparing to launch a “Rent Now, Pay Later” service in September that could allow tenants to spread their annual rent payments over up to 12 months without interest, according to Emarat Al Youm.
The initiative is being developed by the Dubai Land Department (DLD) in partnership with a local bank. It is intended to give tenants greater flexibility in managing rental payments while allowing landlords to receive their full annual rent upfront.
How the Rent Payment Scheme Will Work
Under the proposed model, a tenant would select an eligible residential property through the participating system. The bank would then pay the landlord the full annual rent in advance.
The tenant would repay the bank through instalments spread over up to 12 months at zero interest.
The arrangement could remove the need for tenants to make large upfront rental payments while giving landlords the certainty of receiving the full annual amount at the start of the tenancy.
However, the final structure is still being developed. Details covering eligibility, applications, financing arrangements, repayment terms and the responsibilities of tenants, landlords and the participating bank are expected to be announced when the service officially launches.
If implemented as proposed, Dubai could become the first city globally to integrate such a rent-financing mechanism directly into its rental market.
Builds on Dubai’s Flexi Rent Initiative
The planned service aligns with the DLD’s Flexi Rent initiative, launched on June 23 to provide tenants with more payment options.
Under Flexi Rent, participating entities can offer rental payment arrangements on a monthly, quarterly or semi-annual basis, giving tenants alternatives to traditional annual or less frequent payment structures.
The initiative also includes incentives and packages from participating organisations, with the broader aim of supporting rental market stability and offering housing solutions suited to different segments of Dubai’s population.
The proposed Rent Now, Pay Later service would take that flexibility further by separating the landlord’s receipt of annual rent from the tenant’s repayment schedule.
