Bayut data shows stable property prices across key segments, while 60% of surveyed buyers expressed confidence or cautious optimism about Dubai’s property market over the next five years.

From affordable apartments in Dubai Silicon Oasis to luxury villas on Palm Jumeirah, search activity continued across a wide range of budgets and property types.
The findings also point to continued confidence in the market’s long-term outlook. A UAE Market Sentiment Survey conducted by Bayut and Dubizzle, based on more than 2,000 completed responses across both platforms, found that 60% of surveyed buyers were either very confident or cautiously optimistic about the property market over the next five years. The decision to buy rather than rent also remains under consideration for a significant share of tenants. Nearly 45% of surveyed renters had thought about purchasing a home. Of those, 18% were actively comparing buying with renting, while 26% said they could not afford the down payment. Among renters actively comparing the two options who answered a follow-up question, 52% cited plans to remain in the UAE long term as their main reason for considering a purchase.

Bayut CEO Says Buyers Are Comparing Options Carefully
Haider Ali Khan, CEO of Bayut and a board member of the Dubai Chamber of Digital Economy, said the quarter’s results reflected interest across different property categories, from affordable apartments and family communities to premium waterfront homes.
“What stands out this quarter is the range of communities attracting interest, from affordable apartments to established family neighborhoods and prime waterfront homes. Across many of the popular areas in our report, asking prices have remained broadly steady, giving people more room to compare their options and plan their next move,” Khan said.
He added that the survey’s results, including the confidence expressed by six in ten buyers and the number of renters considering homeownership, pointed to positive expectations for the UAE’s long-term prospects.
Khan also said buyers and renters wanted clearer information about affordability, value, and whether a property suited their plans. He cited Bayut tools such as TruEstimate and Dubai Transactions as resources intended to help people assess their options.
What the Q3 2026 Data Says About Dubai’s Property Market
Bayut’s report points to a market where asking prices remained broadly stable across many established communities, while buyer searches continued to cover affordable, mid-tier, luxury, and ultra-luxury properties. Some individual areas recorded stronger price growth, but widespread sharp movements were not evident across the segments covered.
The sentiment survey adds a longer-term perspective, with 60% of surveyed buyers expressing confidence or cautious optimism over the next five years. At the same time, the share of renters considering a purchase suggests that affordability, down payments, and plans to remain in the UAE will continue to influence housing decisions.
Taken together, the figures offer a snapshot of Dubai’s residential property market in Q3 2026, with buyers and renters weighing location, budget, investment returns, and long-term housing needs.
