UAE nationals contributed nearly 50% of Sharjah’s real estate trading value, highlighting strong local investor confidence.

UAE nationals accounted for more than half of Sharjah’s real estate trading value during the first half of 2026, highlighting strong domestic confidence in the emirate’s property market.

According to the Sharjah Real Estate Registration Department, Emirati investors contributed Dh14.9 billion, representing 50.6% of the total real estate trading value during the six months.

The report also showed growing participation from women and younger investors, reflecting broader changes in the emirate’s property market.

Emiratis Lead Property Investments

During the first half of 2026, UAE nationals invested Dh14.9 billion across 22,599 properties, owned by 9,655 investors.

The figures underline the continued strength of local investment despite increased interest from international buyers in recent years.

Officials said the data reflects growing confidence among Emirati investors and the expanding role of local capital in supporting Sharjah’s real estate sector.

Men Continue to Dominate, But Women’s Participation Is Growing

Men remained the largest group of investors, accounting for 72% of traded properties, while women represented 28%.

In terms of transaction value, male investors contributed 75.3%, compared with 24.7% for female investors.

Ownership data also highlighted the growing presence of Emirati women in the market. Emirati men accounted for 59.3% of ownership transactions, while women represented 40.7%, reflecting increasing participation in both property investment and development.

Younger Investors Are Becoming More Active

The report found particularly strong participation among younger investors.

Among investors aged 35 years and below, women accounted for 34.5% of traded properties, while ownership distribution reached 43%, suggesting younger Emirati women are becoming increasingly active in the property market.

In the 36-53 age group, women accounted for 28.8% of traded properties and 41.8% of ownership transactions.

For investors aged 54 and above, men continued to dominate, although women still accounted for more than one-fifth of traded properties and over one-third of ownership transactions.

Confidence in Sharjah’s Property Market

Abdulaziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, said the figures demonstrate more than strong investment volumes.

He noted that the report reflects the expanding participation of UAE investors, particularly the growing role of young people and women in the emirate’s real estate market.

The latest figures also reinforce Sharjah’s position as an increasingly attractive destination for local property investment, with broader participation across demographic groups.

Conclusion

The first-half results indicate that domestic investors continue to play a central role in Sharjah’s real estate market.

While male investors remain the largest contributors, the steady rise in participation from women and younger buyers points to a more diverse investor base that could support the emirate’s property sector over the long term.
